Residential Property Transactions: September 2023

In September 2023, there were 815 final deeds of sale for residential properties, marking a 23.6% decrease from the previous year. Additionally, 1,026 promise of sale agreements related to residential properties were recorded in September 2023, reflecting a 5.3% growth compared to the corresponding period in the prior year.

Final Property Sales
In September 2023, 815 final deeds of sale related to residential properties were registered, representing a significant 23.6% decline compared to the previous year. The total value of these transactions amounted to €227.8 million, indicating a 9.1% decrease compared to September 2022. Of these, 749 (or 91.9%) involved individual buyers (households), while the remaining transactions were primarily associated with companies. The total value of deeds involving individual buyers reached €181.9 million, constituting 79.9% of the overall value.

Final Deeds of Sale by Region and Locality
In September 2023, the Northern Harbour District and the Northern District recorded the highest numbers of final deeds of sale, with 261 and 140 deeds, respectively. Conversely, the lowest transaction counts were reported in the Western District, with 74 deeds, and the Gozo and Comino District, with 98 deeds. Notably, San Pawl Il-Baħar, Birkirkara, and Marsaskala had the highest numbers of final deeds of sale, collectively accounting for 17.7% of the total final deeds registered in September 2023.

Q3/2023
During the third quarter of 2023, there were 2,835 final deeds of sale registered, marking a 21.1% annual decline. The total value of registered deeds for this period decreased by 8.9% compared to the previous year, amounting to €783.2 million. San Pawl Il-Baħar, Birkirkara, and Il-Mosta recorded the highest numbers of final deeds of sale.

Promise of Sale Agreements
In September 2023, there were 1,026 promise of sale agreements related to residential property registered, indicating a 5.3% increase from the previous year. Of these, 926 (90.3%) involved individual potential buyers (households), while the remaining agreements primarily concerned companies.

Promise of Sale Agreements by District and Locality
The Northern Harbour District registered the highest number of promise of sale agreements for residential properties, with 322 agreements, followed by the Northern District with 201 agreements. In contrast, the Western District and the Gozo and Comino District had the lowest numbers of promise of sale agreements, at 86 and 112 agreements, respectively. San Pawl Il-Baħar, L-Imsida, and Birkirkara recorded the highest numbers of promise of sale agreements, collectively accounting for 20.8% of the total promise of sale agreements registered in September 2023.

Q3/2023
During the third quarter of 2023, there were 3,081 promise of sale agreements, marking an 8.2% annual increase. San Pawl Il-Baħar, L-Imsida, and Birkirkara recorded the highest numbers of promise of sale agreements during this period.
